Pennsylvania Real Estate Transfer Tax

Pennsylvania welcome signIn Pennsylvania we have a "deed transfer tax". Consider it a sales tax on real estate. One per cent of the entire sales price is paid to the State of Pennsylvania and another 1% is (usually) divided equally between the school district and local government for a total of two percent of the sale price.
Although dictated by the sales contract, most buyers and sellers split the cost of the deed transfer tax 50/50. Here's the calculation:

Pennsylvania DOES NOT have a mortgage tax or revenue stamps. Only the deed transfer tax for ownership transfers. Transfer tax is not applicable for refinance mortgages - unless there is an ownership change.  You can estimate the deed transfer tax cost with the Closing Cost Calculator.
